We Lied About Developers at Mueller
We wanted a great, sensational title, so decided to admit that our team was made a liar when we previously reported that developers for the Mueller Redevelopment in East Austin were going to be announced in January. We didn’t lie on purpose, but it’s the case.
According to the Mueller Livewire release yesterday, the developers and their building plans will be announced in March. We’re not sure why we’re all being kept in the dark since the developers for Phase I were chosen last winter, but we’ll try to get to the bottom of this issue.
Per the news release, Homebuilders for this first residential phase, which will include row,
yard and garden homes, will be announced in early March. Floorplans and
elevations will be available at that time. Construction on the homes
will begin in the summer with the first residents at Mueller scheduled
to move in late 2007/early 2008.
Catellus, the master developer, also released some tidbits about their "Pioneer Program", which sounds like some sort of organized "bidding" process for the initial homes on the site. Since demand is so high, we’ll have to stay on top of when open season starts. Now that we have the inside track, we should be able to update the readers here.

Mueller Pioneer Program
Anticipating our first sales releases this spring, Catellus is pleased to announce the Mueller Pioneer Program. Mueller Pioneers will be the first families to make Mueller’s vision a reality and will lay the foundation for the mixed-use community. Based on the strong interest we have received regarding residential opportunities, we have developed the Mueller Pioneer Program as a fair way to ensure everyone who is interested has an equal opportunity to purchase a home. In mid-February we will release the official process of becoming a Pioneer. Once announced, the information about the process will also be available at www.MuellerAustin.com.
Homes with a Green Connection
The first phase of new homes at Mueller will include garden courts, an innovative home design that provides connections to the outdoors. Garden courts houses, the third housing option that will be available in Mueller’s first residential phase, are a variation of the yard houses featured in the October edition of LiveWire. To provide variety to the pattern of the neighborhood and pockets of open space to the community, garden court houses will be situated in groupings of four or more around a common green. The houses on these lots will follow the same design guidelines as the yard houses but with some different amenities.
Lot sizes for garden court houses will range from 1,800 to 2,100 square feet, slightly smaller than other yard homes because of the open court they will share. Each green will be at least 30 feet wide and will include a walkway providing a path to each residence along the court. Front yards will face the green with the houses set back from the open space by at least 10 feet. Twelve lots will feature garden court houses in the first phase of residential.
