Spotlight: Travis Heights in 78704 South Austin
Here’s some background on popular Travis Heights, one of South Austin’s oldest neighborhoods. Making a drive through the area a pleasure to the eyes with its lush mature landscaping, charm and history.
Located south of the Colorado River and tucked between Interstate 35 and South Congress Avenue and in the 78704 zip code, Travis Heights is a desirable address among professionals who are looking for a quiet neighborhood close to downtown.
Development of Travis Heights started in the late 1880s. It was an ideal place for a "country mansion" away from downtown. At that time, the only way across to cross the Colorado River was by ferry, making the Travis Heights location extremely desirable. However, few mansions were ever built.
In the 1920s, real estate developer, Travis Heights, built smaller homes with carriage houses and detached garages, which today have been turned into much desired apartments. There is an ongoing battle between developers and residents who wish to preserver the integrity of the neighborhood. Many of the older homes have been torn down in recent years for ‘McMansions, which are usually bigger than the older 1920s homes.

I really love Travis Heights. The entire 78704 zip has some of the most unique homes and real estate in South Austin. I think Bouldin, SoLa, and SoCo in 78704 have better shops and more cool places to visit than West Campus and Hyde Park further north of Downtown.
Crestview (even further north of Campus in Central Austin) is going to see some huge appreciation due to Crestview Station, but South Lamar/SoLa may see a rail line come through, pushing those prices up. I just hope the area can keep it’s uniqueness without becoming unaffordable. I saw luxury $500k condos in SoLA the other day that completely overshadowed the smaller homes on the street. I can’t see why the builder would put a 4 mediterranean style duplex condos on such a small street anyway. Didn’t match at all.

It doesn’t look like demand will be slowing down anytime soon for 78704 properties. At this rate the average price will be climbing out of reach for many. Kind of sad to see things change.

Hi Dee,
Yes, I do agree that the 78704 zip code is a great place to live. I have 2 family members that live in the area that have seen a significant increase in their home value. They enjoy easy access to downtown, Zilker Park, nearby shopping and still have the Old Town Austin feel.
I’ve lived in South Austin for over 21 years and enjoy everything eclectic about the area.
